Sugar River in Summer

A conservation development is a way of preserving the land’s
natural resources while permitting the need for development.  


The Conservancy

Forty-one lots are located on the prairie upland with two common conservancy areas for the homeowner's. The land will be planted with upland prairie seed mixes and gathering areas have been designated for the homeowners to enjoy the beauty of this unique subdivision and its surroundings.  South and West of the lots is the treasured conservancy area. Wetlands, woodlands and meadows engulf almost 85 acres of land owned by the Sugar River Crossing Homeowners Association. One and a half miles of the Sugar River meanders through this conservancy area, with access available through the woodlands and meadows. Five wildlife water scrapes (shallow ponds) are also being established in partnership with the US Department of Agriculture (USDA) to re-establish a natural habitat for wildlife in the former corn fields. These are scheduled to be completed in 2008.

Go Fishing and Canoeing! The Sugar River is a tributary of the Pecatonica River, approximately 100 mi long. It rises in the hills of southwest Wisconsin, approximately 15 mi southwest of Madison. It meanders southeast, past Paoli and Belleville where it is dammed to form Lake Bellview. From there it streams east of Monticello where it is joined by the Little Sugar River and flows south through Albany, and Brodhead, making it way to confuance with the Pecatonica River.

Sugar River Crossing is a deed restricted community that encourages native landscaping and use of environmentally friendly practices.
